Living Across From Simpson Park in Brickell
75 Broadway is a 52-story tower in Brickell, directly across from Simpson Park, a protected canopy of ten acres, and the developer describes open views from the tower toward Biscayne Bay, the Atlantic Ocean and the Miami skyline.
A park as the neighbor
A view over an open lot lasts until the lot is built. A protected park across the street stays a park. That is the part of the setting to weigh most, because it does not depend on the next project announced down the block.
The plans that face it
Residence A, the three bedroom, has east and south exposures over Biscayne Bay and Simpson Park, with 130 linear feet of floor-to-ceiling glass and a 35 by 35 foot great room inside curved glass. Residence C, the two bedroom, wraps its 47 foot great room in curved glass. The developer’s plans mark the park and the bay to the south. Three residences share a typical floor, so each plan has its own exposure.
The building brings the outdoors up
Enea Landscape Architecture, Enzo Enea’s firm, did the landscape. The Wellness Level on Level 08 has a meditation garden and landscaped meditative gardens, and the roof on Level 52 is a garden with a pool, a jacuzzi and a bar. Private balconies come with the residences, and the wellness program includes private balcony spa experiences.
What to ask
- Which floors of each plan look over Simpson Park, and from what height the bay opens up
- The price of those residences on the current list; across the listed one, two and three bedroom residences the range is $2.98M to $7.46M (developer indicative pricing as of November 2026, subject to change)
- The developer’s timeline and deposit terms, which are not in the materials on file
The floor decides the view, and the developer’s list prices the same plan differently up the tower. Pick the view first, then compare prices.
